The calculators on this site can also be used from an AI assistant — Claude, ChatGPT and others that speak the Model Context Protocol (MCP). You connect the assistant once; then you ask in your own words, it calls the calculator and reports the result.
What they are, and what they are not
Six calculators for people who are about to buy a home, make a gift, or deal with an inheritance in Italy. They are the same calculators anyone can use on this site, with the same figures, which the notary's office updates when they change.
These are calculations: not a fee quote, because they do not include the notary's fee, and not advice on a specific case. Tool names, inputs and results are in Italian.

What each tool calculates
Taxes on buying a home
Calculates the taxes on buying a home or an outbuilding (garage, parking space, cellar) in Italy: registration tax or VAT, mortgage-registry tax (imposta ipotecaria), cadastral tax, the Notarial Archive fee and, if there is a mortgage loan, the tax on the loan. Use it when someone asks how much tax they will pay on a purchase, from a private seller or from a company, with or without first-home relief («prima casa»). It needs the price and, when an individual buys and the sale is not subject to VAT, the cadastral income (rendita catastale), which is on the cadastral record (visura). It returns the amount paid through the notary on the day of the deed, the total, the items one by one, and the same purchase with and without first-home relief. It covers full ownership. It does not include the notary's fee: it is not a fee quote.

Cadastral value, from the cadastral income
Calculates the cadastral value of a home or an outbuilding (garage, parking space, cellar) in Italy from its cadastral income (rendita catastale): it is the base on which taxes are paid, instead of the price, when an individual buys from a private seller (the «prezzo-valore» rule). Use it when the person knows the cadastral income, which is on the cadastral record, and asks for the cadastral value; and to obtain the cadastral value of real estate that imposte_successione_donazione asks for. It returns the value in euros and the calculation behind it; for offices, shops, warehouses, land and purchases by companies it says that the cadastral value is not needed, and why. It is not the market value and it is not the value used for the municipal property tax (IMU). Purchase taxes are calculated by imposte_acquisto_casa, which works out the cadastral value itself.

Value of usufruct and bare ownership
Splits the value of full ownership between a life usufruct and bare ownership (nuda proprietà), using the percentages Italian law sets for tax purposes according to the usufructuary's age on the day of the deed. Use it when someone sells or gifts a home while keeping the usufruct, or buys bare ownership only, and asks what each part is worth. It needs the value of full ownership and the date of birth of the person who will hold the usufruct. It returns the age on the day of the deed, the age band, the two percentages and the two values in euros; it warns when a birthday close to the date of the deed changes the band. It does not cover a usufruct for a fixed term, it is not a market valuation and it does not calculate taxes.

Selling or gifting a home within the family
Compares, in Italy, the taxes on a sale and on a gift of the same home to a family member, also when the transferor keeps the usufruct and transfers bare ownership. Use it when someone is undecided between selling and gifting a home to a child or another relative, and asks what each route costs. It needs the cadastral income, which is on the cadastral record, the price that would be agreed if it were a sale, and the family relationship. It returns the taxes of the two routes, item by item, and the difference. Alongside the taxes it reports the differences that cannot be counted in euros, as they stand after Law 182/2025 on gifts: whoever buys a home that comes from a gift no longer risks having to return it. It does not include the notary's fee: it is not a fee quote.

Inheritance tax and gift tax
Calculates Italian inheritance tax or gift tax, with each beneficiary's allowance according to their degree of kinship, and the mortgage-registry and cadastral taxes on real estate, stamp duty and the other items; with «confronto» it sets the two routes side by side for the same assets: leaving them as an inheritance or gifting them now. Use it when someone asks how much is due on an inheritance or on a gift of real estate, money, businesses or company shares. It needs who receives, with their degree of kinship, and the values: for real estate the cadastral value, which is not the market value and is obtained from the cadastral income with valore_catastale. It returns the total, what each person pays and the items one by one. Where real estate is gifted it reports the rule in force after Law 182/2025: reselling or mortgaging a gifted home is no longer a problem. It does not include the notary's fee: it is not a fee quote.

Who inherits, and in what shares
From the make-up of the family it works out two things under Italian law: who inherits and in what shares when there is no will, and the share the law reserves to spouse, children and parents even against a will, with the part that remains freely disposable. Use it when someone asks who an estate goes to, how much each person is entitled to, or how much can be disposed of by will. It needs to know whether there is a spouse and how many children; living parents and siblings count only when there are no children or their descendants. It returns the shares as fractions and, if the value of the estate is given, in euros as well. It does not calculate inheritance tax, which imposte_successione_donazione does; for grandparents, other relatives, renunciations and unworthiness to inherit it refers to the notary's office.

What every answer contains
The items one by one, the date the figures were last checked, what the calculation leaves out, and the address of the page where it can be repeated.
How your assistant relays them is not up to the notary's office: if a number looks wrong, repeat the calculation on the page.
What the server records
The server is read-only and needs no login. It sends nothing to the notary's office and does not record what is asked: it only counts how many times each calculator is used.
The office's forms — fee quotes, contact, copies of deeds — are not part of it: you fill those in and send them yourself. What you write to your assistant is handled by whoever provides the assistant, under their rules.
